Job Title: Maintenance Technician

Reports to: Director of Engineering
FLSA Status: Non Exempt
SUMMARY
Under limited supervision, works across campus and troubleshoots, repairs mechanical, electrical, plumbing, boiler and HVAC equipment. Provides assistance with preventative maintenance systems and special projects. Supports other areas of the Maintenance / Engineering department as needed. Submits daily, required documentation.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
1. Troubleshoots and repairs plumbing and electrical equipment.
2. Troubleshoots and repairs HVAC and boilers.
3. Assists with the preventative maintenance program.
4. Ensures compliance with regulatory agencies, including but not limited to, local fire department, OSHA, EPA, and NC State DSS /DHSR.
5. Rotates on weekend and night call-back rotation list.
6. Adheres to policies and procedures regarding safety.
7. Treats cooling towers and boiler systems
8. Conducts generator start-up, run, maintenance and testing. Document completion of work.
9. Attends training courses at community and maintains up to date monthly, quarterly, and annual training.
10. Other duties as assigned, and which relate to the success of the community and the care, comfort, and happiness of our residents.
QUALIFICATIONS

1. Ability to use test equipment and hand tools to include: meters, gauges, locating equipment, refrigerant recovery equipment, hand tools, and other measuring instruments.
2. Ability to read blueprints and schematics.
3. Ability to perform troubleshooting techniques.
4. Ability to communicate effectively, verbally and in writing.
EDUCATION and/or EXPERIENCE
High school graduate or equivalent.
Three to five years’ experience in general building maintenance, wiring, plumbing, and HVAC. Working knowledge of general building repairs, i.e., plumbing, wiring, etc.
REASONING ABILITY
1. Ability to exercise judgment and discretion in establishing and maintaining positive internal and external relationships.
2. Works under limited supervision.
CERTIFICATES, LICENSES, REGISTRATIONS
1. Valid North Carolina or South Carolina driver’s license and satisfactory driving record required.
2. CFC certification from an approved agency.
3. Electrical, mechanical, plumbing certification preferred.
Physical Demands:
· Walk/Stand – must be able to continuously walk and stand
· Environment Condition – must be able to perform work both inside and outside
· Sit – sit infrequently
· Lift - constantly 0-10 pounds, frequently 11 – 50 pounds
· Carry - constantly 0-10 pounds, frequently 11 – 50 pounds
· Push - constantly 0-10 pounds, frequently 11 – 50 pounds
· Climb – must be able to climb stairs on a frequent basis, with the opportunity to utilize the elevator as an alternate resource if available
· Bend – must be able to bend at the waist, knees, hips and spine on a frequent basis, may require frequently manipulating weights of 25 pounds or more.
· Squat – must be able to squat on a frequent basis to reach below the knee, may require lifting of 50 pounds or less.
· Twist or rotate – must be able to twist or rotate occasionally at the trunk, hips, knees, and neck while, manipulating weights of 25 pounds or more.
· Reach– must be able to reach on a frequent basis. May occasionally reach overhead, requiring manipulation of weight of 10 pounds or less, and below waist manipulating weight of 25 pounds or more.
· Sensory Vision – must be able to read clearly with or without corrective lenses
· Hear - Must be able to hear telephone, audible alarms, bells and signals related to resident safety with or without hearing devices.
· Speech/Language – must have strong command of English sufficient to read and write and interpret administration information.
Other physical demands of this position include the following:
1. May be required to work overtime.

While performing the duties of this job, the employee is frequently exposed to moving mechanical parts and outside weather conditions. The employee is occasionally exposed to wet and/or humid conditions; high, precarious places; risk of electrical shock; and vibration. The noise level in the work environment is usually moderate.
Employee may be required to wear personal protective equipment for assigned tasks to include respirators, hearing protection, eye protection and safety shoes.
Employee is required to wear a uniform which includes tool belt, assigned tools, two-way radio in holder and pager when on call rotation.
