This position is responsible for ensuring thorough and competent management of the project schedule, budget, resource allocation, and documentation during the build's life cycle. The Construction Project Manager works closely with the Customers, the Pre-Construction Team, our in-house designer, and outside designers and subcontractors. High levels of organization and customer service are a must.

Responsibilities include but are not limited to: - Project Management: Manage up to 5 projects at a time, splitting time between 50% fieldwork and 50% office work.
- Schedule & Budget Management: Ensure and maintain project schedules and budgets through Team Gantt Software.
- Lifecycle Oversight: Oversee and manage all aspects of the building life cycle (Pre-construction, Active, and Closeout phases).
- Problem-Solving: Strategize and solve problems effectively to keep projects on track.
- Stakeholder Relations: Manage relational challenges between stakeholders, including customers, designers, and subcontractors.
- Cost Analysis: Prepare value engineering and cost analysis recommendations for budget challenges.
- Subcontractor Management: Find and qualify new subcontractors as needed.
- Design Coordination: Oversee design changes with architects, engineers, designers, and customers.
- Communication: Send Requests for Information (RFI's) to customers, designers, and architects.
- Documentation: Create scope of work documents, take-offs, and pricing for change orders. Maintain project documentation (legal, client issues, warranty, safety, permits).
- Onboarding: Engage in the pre-construction onboarding process for new projects.
- Change Orders: Create and send written change orders to customers. Oversee contractual changes with subcontractors.
- Shop Drawings Review: Review shop drawings (windows, cabinets, building elements) as needed.
- Gantt Chart Management : Own and update the Gantt chart.
- Budget Management: Own and update the budget, including projections.
- Master Checklist: Own and update the 'Master Construction Checklist.'
- Communication: Maintain timely and effective communication between the team, clients, and design professionals.
The ideal candidate should possess: - Proven experience in project management within the construction industry.
- Strong understanding of project scheduling and budget management using Team Gantt Software.
- Ability to manage multiple projects simultaneously.
- Excellent problem-solving and strategic thinking skills.
- Strong communication and interpersonal skills.
- Ability to manage relationships between various stakeholders effectively.
- Experience in value engineering and cost analysis.
- Familiarity with construction documentation, including legal, warranty, safety, and permits.
- Ability to review and interpret shop drawings.
- Proficiency in creating scope of work documents and changing orders.
- Strong organizational skills and attention to detail.
- Ability to work independently and as part of a team.
- High levels of customer service and a commitment to client satisfaction.
